UK-London: sale of residential real estate
Residential Estate Agency Services. Barking Riverside is one of the most ambitious regeneration projects in the country. The project will transform the UK's largest brown field site into a vibrant, sustainable community which will eventually be home to 26 000 people. The ambition is to create a neighbourhood consisting of 10 800 homes, where people will want to settle and stay because they feel proud of where they live. As the regeneration agency for the area London Thames Gateway Development Corporation (LTGDC) has been asked to assist in enabling these first phases of housing delivery and is developing 33 houses within parcel 2.11.1 East for private sale. These units, will be delivered alongside affordable units developed by Southern Housing Group to provide a completed development parcel of 64 plots. At the same time development will also be getting underway on adjoining parcels by others. LTGDC is seeking to appoint a sales agent for the disposal of its private housing units and in doing so: a) Demonstrate the units to the market, increasing public and industry awareness of the project; b) secure 33 contracted private sales as quickly as possible following completion of the units to allow LTGDC to recoup its investment, having regard to the optimal selling prices achievable; c) set a platform and encourage private sector investment in future phases at Barking Riverside; d) communicate the vision and strategy for Barking Riverside to potential purchasers, lenders and surveyors including the advantages of the scheme, and sustainability measures over established housing locations. Establish the best possible comparable evidence for the development supporting the sale of future housing phases; e) support the creation of a diverse residential community where people can work, live, learn or visit to enjoy the environmental and recreational amenities on the estate; f) bring new emphasis to a key location which is perceived as being hard to access and lacking identity or a sense of place; g) by establishing a new community create the demand for the delivery of further infrastructure and investment decisions into Barking Riverside including the new Secondary School, ELT bus linkages, retail food superstore, and public realm. Following a competitive procurement process, in 2005 and 2006 METRO awarded operating and maintenance contracts ("Existing Operating Contracts") for the provision of school transport services to and from various schools in the West Yorkshire region, utilising buses ("Existing Vehicles") designed to a specification developed by METRO and specifically designed to enhance the accessibility, comfort and safety of children and young people. The Existing Operating Contracts referred to above are due to expire in July 2011 and, with the publication of this contract notice, METRO is seeking offers in respect of: (a) the provision of public transport services for children and young people to and from some and/or all of the schools currently included within the Existing Operating Contracts together with additional schools in the West Yorkshire region; and (b) such further journeys, school trips and excursions as may be nominated by METRO from time to time, referred to collectively as "Services".
