Mansfield District Council is seeking a preferred development partner to realise Stockwell Gate North's potential for a major retail-led development. This will meet Mansfield's strategic need for larger accommodation to attract key multiple retailers. It is of sub-regional significance due to its accessible town centre location and size (approx. 4.25 ha) and it is recognised as key to maintaining and developing Mansfield as a sub-regional destination. Specific planning guidance has been produced for the site which currently comprises mainly of retail units and a bus station which is soon to be relocated as part of a separate project. Through site assembly and high quality design, the preferred development partner will be expected to integrate a development into the town centre so that it has synergy with several nearby important new developments including the new transport interchange project and also maximises regeneration benefits including new training and employment opportunities. The Council is also seeking a development partner for the former indoor market, a key site adjacent to the Old Town Hall and between the proposed new passenger interchange and the town centre. This site of approximately 576 m2 is entirely owned by the Council and is currently used as a temporary car park. Subject to planning permission it is suitable for a variety of commercial uses which could reflect the greatly increased footfall which will be created by the new passenger interchange. If the developer wishes to increase the scope of either project the Council would be willing to enter into discussions.
