The initial tender and appointment will relate purely to phase 1 of the scheme which equates to approximately 58 units. The works are to be phased, the performance of the contractor will reviewed between the phases of the project, to ensure their continued involvement. The works must also offer training and employment opportunities for local people. The employer has appointed a design team to obtain a planning approval the early phases may have detailed design commissioned by the client and it will be a condition that the architects continual involvement is maintained by the contractor, but there will not be a formal novation. A quality scheme is to be produced and materials and design elements have been introduced to satisfy this requirement.
