Internal refurbishments of kitchens, bathrooms and rewires. Following the successful outcome of a tenant ballot, Blaenau Gwent County Borough Council transferred approximately 6 200 units of housing stock to Tai Calon Community Housing Limited ("Tai Calon"), a newly formed registered provider in July 2010. Tai Calon is now seeking to establish a term contract with the issuing of planned works orders to a number of contractors. This term contract will govern the issuing of individual planned works orders to undertake internal refurbishment works for the replacement and renewal of kitchens, bathrooms and rewires. Tai Calon has taken into consideration its intention to establish separate supply chains and make the key component materials available free of charge for the selected contractors to collect from designated centre(s). Tai Calon is seeking expressions of interest from suitably qualified and experienced contractors to be appointed to undertake this contract which is envisaged to have a duration of four (4) years. Agreement for lease. The Chichester District Council ("the Council") intends to enter into an agreement for lease with Brookhouse Group Limited ("Brookhouse"). The Council is the freehold owner of 2 sites. Brookhouse Chichester Limited, a company which is 100 % owned by Brookhouse, already has a long lease (150 years) of one of the sites, which is currently underlet to Homebase ("Site A"). The plan is for Homebase to be replaced as occupational undertenant of Site A by a food store operator and for BH to receive long leases of adjoining land ("Site B"), to be developed in phases, with Homebase being re-housed on the first phase and the balance being let by Brookhouse to third parties. The Council receives ground rent of 20 % of occupational rents received under the existing Site A lease and the Site B leases will be granted on the same terms, so this deal will deliver very significant new revenues to the Council, both from the existing Site A lease when Site A is relet to a foodstore operator and the new Site B leases. In addition the Council will receive a premium, adjusted upwards where works costs are lower and values greater than currently envisaged. Furthermore, the works on Site B to be undertaken by Brookhouse at its cost will include site-wide highway and flood alleviation enabling/infrastructure works; the construction of a roundabout (on land to be retained by the Council) to open up further land owned by the Council for housing; and possibly additional highway works; in addition to the development of the site itself by the construction of retail warehouses, restaurants and a garden centre. The estimated value of the enabling/infrastructure works and roundabout works is in the region of 8 000 000 GBP.
