UK-Campbeltown: building extension work
Helensburgh Office Rationalisation Project - Contractor Appointment. This project sets out to create new office accommodation for 139(no) Argyll & Bute Council staff and to make council services more accessible to the people living in the Helensburgh area. It also sets out to create a venue for community events and activities to help foster closer relationships and better understanding between the council and the community it serves. The project will refurbish 3no existing grade 'B' listed buildings that make up Clyde Street School. The existing school buildings are constructed from blonde sandstone with steep pitched slated roofs. The 2-storey main School Building has a grand ornate north elevation with ornate raised bell-cast sections to the roof. Designed by the architect Alexander Nisbet Paterson, the buildings were constructed in 1903 in the Scottish Revival style incorporating 17th Century Renaissance detailing. The school site and vacant site to the west will be combined to form the main development site. The main School Building with its impressive central hall space will be refurbished to provide a cafe, marriage suite, small gallery and community room on the ground floor, with office accommodation on the first floor. The existing Annex Building will provide two bookable activity rooms for local community groups. The existing Janitor's House will provide a family room for the Social Work department and some storage space for archive filing. A new modern timber clad Extension will be constructed to the west of the main School Building with a glazed Link structure forming a sensitive connection between the two. The Link structure will accommodate the main entrance, reception area and meeting rooms. The Extension will accommodate open plan office spaces and support accommodation. The Extension will be a modern structure designed to react to the external environment. Fresh air will be brought into the building through the glazed south elevation and a combination of air pressure and convection will allow the air to circulate through the building. The south glazed double facade will have blinds within its cavity that will respond to the movement of the sun and the reflected sunlight off the water. This double facade will also provide a buffer space between inside and out to ensure that the internal thermal and visual comfort is maintained for the occupants. The monopitch roof over the Extension will allow north daylight to enter the building through a continuous strip of clerestory glazing. Skylights will also be introduced directly over the floor voids in the first floor to allow natural daylight to penetrate deep into the building. Car parking and landscaped grounds are also proposed for the main development site, including the formation of a substantial new sea defence wall along the entire length of the south boundary. An off-site staff car park will also be provided close to the main development site. This project sets out to achieve a 'Very Good' BREEAM rating and will use Bespoke scoring criteria due to its combination of refurbishment and new build construction. It is expected that all homes built under this contract will achieve Secure By Design and will achieve a minimum of Code for sustainable homes level 3.
